Your client asks how the build is going. You call the developer and repeat what they say.
A monthly report with photographs, measured progress and every invoice checked against what is actually built. You forward it. It carries weight precisely because it is not from you and not from the developer.
Your client asks how the build is going. You have nothing to answer with.
Three months after the contract is signed the message arrives, and the honest options are both bad. You call the developer and repeat what they tell you, which makes you the developer's messenger. Or you answer vaguely, which makes you the person who stopped being useful once the commission cleared.
A monthly report with photographs, measured progress and the payment schedule checked against it is an answer. It is also not your answer, which is the point: it comes from someone who is not being paid by the developer.
The buyer will come to whoever sold it to them.
Not to the developer in another country and not to their lawyer. To you. That is how it works on every market where a foreign buyer bought off-plan on somebody's advice.
An agent who recommended independent reporting is in a different position: they did more than the role required, in writing, before anything went wrong. That is worth more than the commission on the deal it protects.
A panel showing the status of every property you introduced.
On track, deviation, critical, per property, for the clients who agreed to share it. You find out there is a problem before the unhappy buyer calls you about it.
This is the part agents come back for. A referral scheme pays once; a panel that tells you which of your clients is about to have a difficult year is a working tool.
10% of every payment, for as long as the client stays.
Not twelve months, not the first payment. The whole life of the subscription, which ends naturally when the property is handed over. Paid on money actually received, so there is nothing to reconcile and nothing to claw back.
It is fourth on this page on purpose. On a US$300k deal your own commission is several thousand; ours is a few hundred. It is worth having and it is not why you would do this.
An agent counts by the year, not by the deal.
Your own commission on one off-plan deal is several thousand dollars, so a few hundred from us reads as noise. Across a year of your deal flow it is a different number, and it arrives for a question you are being asked anyway.
Clients who subscribe: 6
US$405 per client over the life of one subscription: 10% of every payment, for as long as they stay with us.
Based on the current provisional pricing. Every figure in the model is an estimate until contractor rates are confirmed, and this one moves with them.
Two things we publish rather than bury
Both work against us in the short term and both are the reason this channel can exist next to a product that sells independence.
The client is told that we pay you
It is in the offer and it is on this page. We sell independence; a client who works out on their own that we pay the person who sold them the property has nothing left to buy. This is not a formality we would drop if we could. It is the reason the channel can exist at all alongside the product.
You never see the contents of a report
Status only, only for clients who have given explicit consent, per property, and they can withdraw it at any time. A report is the client's private negotiating position, and an agent is frequently connected to the same developer. This protects them, and it is why the statuses on your panel are as sparse as they are.
You will not write any of this yourself. That is the whole design.
An agent does not read landing pages, they forward what is already to hand. If forwarding requires writing something first, nothing gets forwarded.
Messages you can forward as they are
Three versions for three moments: the client has just bought, a payment is coming up, the client is anxious with no particular reason. One button copies the text with your link already in it.
A one-page PDF
Because agents forward documents more readily than links. Your link is inside it, and it explains the service without requiring you to.
Your panel
Statuses of the properties you introduced, the funnel from click to paid, what you have earned and when it is paid out.
Who this works for
- Buyer's agents paid by the buyer
- Relocation consultants
- Brokers who handle the transaction end to end
- Anyone whose commission comes from the developer. The incentive to have that developer checked independently is not there, and we would be asking you to work against yourself
Register and get your link
Name, agency, the districts you work, a link to your profile. The referral link is issued immediately, and there is nothing to wait for.
We check who you are at the first payout, not at the door. A barrier at the entrance kills a channel that runs on convenience in the first place.
