Florida new construction: the three stages to check, and what each can see
Three moments matter and they answer different questions: pre-drywall, while structure and services are visible; final walkthrough, before closing; and a warranty walkthrough near the end of the first year. Missing the first cannot be made up by the other two.

Pre-drywall is the one buyers skip
It is the least convenient of the three: the site is active, the window is short and moves with the schedule, and there is nothing photogenic to see. It is also the only one that can look at what the building is made of.
Once the drywall goes up, the questions it answers stop having answers. Not because somebody stopped looking, but because there is nothing left to look at without opening a finished wall.
The final walkthrough is a verification, not a survey
It exists to confirm that the property is in the agreed condition and that promised work was done. Scheduled two days before closing, it also leaves no room to act on anything significant it finds, which is why it should be arranged earlier where the builder will allow it.
For buyers who cannot attend, and a large share of new condominium and townhouse stock in South Florida sells to people who are not in the state, this is the moment the whole purchase rests on somebody else's judgement.
The warranty walkthrough
Builders commonly carry an obligation covering workmanship for a period after closing, with longer cover for structural elements. A walkthrough shortly before the shorter period ends is the last chance to report what has appeared with use: settlement cracking, doors that have dropped, systems that have not performed through a season.
Diarise the end date from the start. It is normally counted from closing, and it passes quietly.

Usually, and terms vary by builder and by stage. Establish it in writing at contract rather than at the door on the day.
Is a pre-drywall walkthrough worth it if I trust the builder?
It is not an accusation. It is the only opportunity to record what is behind the walls, and the record is worth having whoever built it.
What if I only have budget for one?
Pre-drywall, if the build is still open. Everything the other two look at can still be seen later; what pre-drywall looks at cannot.
Read one before you buy one
The specimen shows the whole structure: status, what each payment was meant to buy, the forecast with its range, the photographic record and the limits of what was checked.
