Hiring a local engineer yourself: what it costs and what you get

A local engineer will visit and tell you what they saw, usually for a few hundred dollars a visit. What you take on is everything around the visit: finding them, briefing them, keeping the record consistent, and judging work in a market you cannot see.

What it actually costs

The visit fee is the small part and varies widely by market. The costs that are easy to miss are the ones denominated in your time: finding somebody with no relationship to the developer, agreeing what they will look at, translating the output, and chasing the next visit when the site goes quiet.

There is also a cost in inconsistency. An engineer engaged visit by visit has no reason to record the same things each time, so the second report is rarely comparable with the first.

What you get, and it is real

  • Somebody physically on site who understands local construction practice.
  • A judgement from a qualified person, which is worth more than a photograph.
  • Direct contact, without an intermediary.
  • Potentially a lower cost per visit than any structured arrangement.

What you take on

  • Verifying independence. In a small market the engineer may work for this developer next month.
  • Writing the brief, which requires knowing what should be checked at this stage.
  • Consistency between visits, without which a trend cannot be seen.
  • Translation, both of language and of local convention.
  • Continuity when they are unavailable, which is when the site is busiest.

When it is clearly the right choice

When you already have a trusted contact in the market, when you are close enough to manage the relationship, or when you need one deep technical opinion rather than a record over time: a suspected structural problem, for instance, where the question is narrow and expert.

It is the weaker choice when what you need is comparability across a two-year build, because comparability is a property of the process rather than of the person.

How do I check an engineer is independent?

Ask directly which developers they have worked for in the last two years, and get the answer in writing. In small markets the honest answer is often 'this one', and that is worth knowing before the first visit rather than after.

What should I ask them to check?

What is checkable at this stage against your contract's stage definition, which means sending them the definition, not asking them how it is going.

Is one visit before handover enough?

For the finish, it is the right time. For anything structural it is far too late, because the answer is inside the walls by then.

The specimen shows the whole structure: status, what each payment was meant to buy, the forecast with its range, the photographic record and the limits of what was checked.
