What counts as soft costs?

Design, surveys you commission, permits, lender fees, insurance during build and contingency you hold back.

Will this say my quote is too high?

No. There is no market comparison here. The paid quote reading lists structure on a file; it still does not score fairness.

Renovation or extension?
